
Our Permit Coordination Department and Entitlement Department insures coordination with all state and local authorities having jurisdiction to provide the required construction approvals. This is accomplished through many years of experience with state and local authorities as well as direct individual contact regarding each specific project and its particular needs. They also provide continuous documentation and status reports to each client throughout the approval process. These reports are tailored to the specific needs of each client.
The entitlement process begins by establishing a relationship with the neighbors, staff and elected officials in the jurisdiction. The cultivation of that relationship throughout the process is essential. This is done with frequent and honest communication to help facilitate the success of the project. The familiarization with the staff helps get over the rough spots. A healthy give-and-take during the negotiations is an important part of the entitlement architect's role. A good knowledge of the subject site is essential. A great deal of time needs to be spent on and around the site to understand the issues.
The Entitlement Department and Permitting Department have successfully negotiated elevation and building approvals for both new and existing facilities in all 50 states and Puerto Rico. Collectively these departments consist of twenty-two Technical Coordinators whom establish communication with all authorities ranging from planning staff through building and health officials as well as everything in between such as fire marshals and state officials.

Approvals
The approval processes vary from site to site and jurisdiction to jurisdiction. The factors that will cause this variation include whether the store exists or not, current zoning, comprehensive master plan, economic and political climate of the area, trends in the neighborhood, and the nature of the work proposed.
The approval process may include site plan, elevations, signs, variances and zoning changes.
